My Best Buyer Program is hard to beat when you’re looking for a Realtor to partner with for your home purchase.
As your real estate professional, you will be working with an experienced Realtor and mortgage broker with 20+ years of experience on the Central Coast. In addition, I request a discounted 2% commission from the seller. This reduced seller cost can make your offer more attractive compared with an offer requesting a higher commission. This can leave more room for a seller credit to you, the buyer. I am completely transparent about my commission structure and buyer representation agreement, which I explain in more detail below under “Real Estate Changes in 2024 and How They Affect Buyers.”
As the broker and owner of Avalon Real Estate & Home Loans, I have more than 20 years of experience as both a Realtor and mortgage broker on the Central Coast. As your loan officer, I can get you pre-approved for your home loan quickly and take the time to explain the financing details you need to make an educated decision about your home loan options. I work with a wide range of top mortgage lenders to help find financing options that fit your unique needs with the most competitive rates. As an added benefit, I offer a buyer credit when I have the privilege of working with you as both your Realtor and mortgage broker. Ask me for details about this additional benefit.
If you already have a favorite lender you prefer to work with, no problem. You can still benefit significantly from working with me as your Realtor who understands home financing. I can point out property details that may impact your financing and help make sure we structure your purchase offer in a way that works well with your financing. These are financing considerations that not all Realtors are familiar with and can help make the purchase transaction go much more smoothly.

Real Estate Changes in 2024 and How They Affect Buyers
The real estate industry experienced positive changes in 2024 that brought greater transparency to the process for buyers and sellers, as well as ensuring commissions are still negotiable.
Sellers no longer advertise compensation to a buyer’s agent when their home is listed for sale on the MLS. Instead, when a buyer decides to work with a Realtor, the Realtor will present the buyer with a buyer representation agreement. This agreement outlines the terms of service, length of time, Realtor compensation, and if there is a cancelation policy.
Most Realtors request 2.5%–3.0% compensation from the seller and may ask buyers to make a commitment to them for several months. In contrast, I only request a discounted 2% compensation from the seller. This improves your offer without requiring you to pay more for the property.
Ultimately, my reduced commission may allow you to pay less for the property. Or, you may choose to request a seller credit toward your closing costs, while still presenting a competitive offer.
Here’s an Example:
If you purchase a home for $800,000, another Realtor may request a 3% commission, which would mean the seller pays $24,000 in buyer-agent compensation. The seller understands that this reduces their net proceeds from the sale.
When you work with me, I request only 2%, or $16,000, from the seller.
That means the seller’s cost is $8,000 less with my offer than it would be with an offer requesting 3% compensation. You might decide you want to request an $8,000 seller credit toward your closing costs. If the seller agrees, you could save $8,000 while keeping your overall offer competitive with another offer requesting 3% compensation. Of course, every transaction is different, compensation is negotiable, and any seller credit is subject to the seller’s agreement and applicable loan guidelines. I will explain the options and help you determine what makes the most sense for your particular purchase.
You’re Not Locked In If We’re Not the Right Fit
Lastly, if you sign a buyer representation agreement with me and later decide not to work with me, I give the option to cancel our agreement any time before we have an accepted offer.
If you are not happy with my services, there are no hard feelings. My goal is to earn your trust and demonstrate my value throughout the process. If I haven’t achieved that, I don’t want you to feel obligated to continue the relationship.
